About This Community
Lions Village of Greater Edmonton Society is a non-profit charitable organization providing life-lease seniors housing for adults 55 and older at three Edmonton locations: Castledowns, Riverside, and Railtown.
Senior Care Path Summary
Lions Village of Greater Edmonton Society operates three life-lease seniors housing communities across Edmonton.
The life-lease concept allows seniors to invest part of the proceeds from selling their home and pay only a low monthly service and maintenance fee for the remainder of their life, with approximately 94 per cent or more of the original investment returned to the senior or their estate if they move or pass away.
The three locations include Lions Village Riverside in South Edmonton near Terwillegar Drive and emergency services; Lions Village Railtown in downtown Edmonton within walking distance to grocery stores and shopping; and Lions Village Castledowns in North Edmonton.
All locations offer a variety of amenities and services for active independent seniors, including fitness facilities, social lounges, dining areas, and recreational spaces.
Suites feature open-concept living with 1 or 2 bedrooms plus optional den/sunroom, in-suite laundry, individually controlled heating and air conditioning, and deck or patios for most units.
Property taxes, utilities, general maintenance, and cable are included in the monthly fee. The organization is governed by Lions Club volunteers from the Edmonton area.

The Riverbend / Terwilligar location used to be good before the current management arrived. Unfortunately my Grandpa moved out over 8 months ago, everything was cleaned and proper notice given and the organization still is not giving his deposit back for money he needs to live. Many attempts have been taken and it’s overdue but their leadership and management ignores the request and is not returning the owed deposit. Very scary and be cautious if ever considering this place. Most seniors need this money to live and it’s horrible with the current scheme .

My mom was in this location in South Edmonton for the past 3 years. She liked living there and she loved the residents as well. The reason I am giving it a 3 is because When Mom moved, there is a 3 month notice period plus, 3 months for return of payment. I was told by Kenneth that he would have a post dated cheque available today Dec 3,2024 dated for Feb 28, 2025. When I arrived the cheque wasn’t available so I had to wait 20 min. Which I didn’t mind, the cheque was then dated March 31, 2025. I’m not sure this is how we need to be treating our seniors. We gave notice Sept.1 2024 3 months is Dec 1 for move out and then March 1 should be for the return of mom’s money. It’s bad enough it costs $7000.00 for admin fees but having to wait even longer for her money to be returned is not acceptable. I would read the fine print very carefully it costs 4% of your initial fee which for mom was $187000 when you leave. It doesn’t matter if you stay for 1 year or 10 years the cost is 4%. Most units are over $200,000.00 so $8000.00 will be your admin fees. If you are moving here make sure it’s long term so it’s worth it.

I visit my friends at the Castledowns Bldg for years and noticed a definite decline of care of the facility and tenants. The building is always in a state of disrepair and from talking to the tenants that no one is addressing their concerns. There is no management to even hear about the issues that occur frequently. They now have no caretaker and the person responsible for hiring does not seem to be concerned that the building is even further depreciating. I am seriously thinking about going to the Health and Safety Board as pictures attached show leakage in the ceiling which has been on going for years. Residents are in danger of health issues because of lack of care.
